Terms of Service
These Terms govern your use of askkiri.com, the Kiri application and the Ask Kiri assistant (together, the "Service"), provided by Kiri ("we", "us"). By creating an account or using the Service you agree to these Terms. If you use the Service for a business, you agree on its behalf.
The Service
Kiri is software for people who run property: private landlords, short-stay and hotel operators, investors and property managers. It helps you keep track of properties, tenants and guests, leases, rent and invoices, maintenance, listings, documents and messages, and it includes Ask Kiri, an AI assistant that answers questions and drafts replies. We add, change and remove features over time.
Accounts and workspaces
You create a workspace and may invite your team. You must give accurate details, keep your credentials safe, and are responsible for everything done under your account. The Service is for business use by people aged 18 or older.
Your data and the people in it
- You own what you put into the Service. You give us the limited rights we need to host, process and transmit it so the Service works for you.
- Your workspace holds personal information about other people, such as tenants, guests and leads. For that information you decide what is collected and why, and we process it only on your behalf. You are responsible for having a lawful basis, giving those people the notices the law requires, and answering their requests.
- You can ask us to export or delete your data at any time.
Acceptable use
- Follow the law, including housing, tenancy, anti-discrimination, consumer, data-protection and anti-spam law where your properties and contacts are.
- Do not post false or misleading listings, discriminate against applicants or tenants, harass anyone, or use the Service for fraud or money laundering.
- Do not break, overload, scrape or reverse-engineer the Service, share your login with people outside your team, or resell the Service without our written agreement.
What Kiri is not
Kiri is software. We are not your landlord, agent, property manager, bank, escrow agent, accountant or lawyer, and we are not a party to any lease or booking you make. Templates, calculations and AI output are aids; check them before you rely on them, especially for legal notices, deposits, taxes and rent figures.
Ask Kiri (AI)
Ask Kiri uses AI models to generate replies. It can be wrong or incomplete. You are responsible for what you send or act on, and for telling the people who talk to the assistant that they are talking to an AI where the law requires it.
Plans, payments and renewal
- Plans and prices are listed on the pricing section of the site. Prices are in US dollars unless stated otherwise. A "founder's price" that we offer, and the period it is locked for, applies as described when you sign up.
- Plans are billed in advance every month and renew automatically until you cancel. You can cancel at any time from your account; you keep access until the end of the period you have paid for and we do not charge you again.
- If a payment fails we may retry it. After a grace period of about 7 days a workspace that is still unpaid moves to the lowest plan or is paused; your data is kept for a reasonable time so you can come back.
- We may change prices with notice; a change applies from your next billing period.
- Refunds are covered in our Refund Policy.
Payments and Paddle
Where you pay by card, our order process is handled by our online reseller Paddle.com. Paddle.com is the Merchant of Record for those orders. Paddle takes your payment, collects the sales tax, VAT or GST that applies where you are, issues your receipt and handles refunds and billing questions. By paying you also agree to Paddle's checkout buyer terms. In Cambodia you can also pay by local methods such as KHQR or ABA PayWay, which are processed by those providers. We never see or store your full card number.
Rent, deposits and booking payments that tenants or guests make to you are between you and them. They are not covered by these Terms or by our Refund Policy.
Third-party services
The Service connects to services you choose, such as your payment or bank accounts, calendars, messaging channels and AI providers. Your use of them is also subject to their terms. We are not responsible for third-party services, and access may change if a provider changes its terms.
Our intellectual property
The Service, including its software, design and brand, belongs to us. These Terms give you a limited, non-exclusive, non-transferable right to use it while your account is in good standing.
Availability and disclaimers
We work to keep the Service running but do not promise it will always be available or error-free. To the extent the law allows, the Service is provided "as is", and we do not guarantee any rental income, occupancy, booking, collection of rent or legal outcome.
Limitation of liability
To the extent the law allows, we are not liable for indirect, incidental or consequential damages, or for lost profits, rent, bookings, data or goodwill. Our total liability for any claim is limited to the amount you paid us for the Service in the twelve months before the claim.
Termination
You may stop using the Service and close your account at any time. We may suspend or end access if you break these Terms or use the Service in a way that risks harm. We handle your data after that as described in the Privacy Policy. If we end your account without a breach on your side, we refund the unused part of your current paid period.
Governing law
These Terms are governed by the laws of Singapore, and the courts of Singapore have exclusive jurisdiction, unless mandatory local law where you are says otherwise.
Changes
We may update these Terms as the Service grows. We will post the new version here with a fresh date. If a change is material we will tell you by email or in the app before it applies to you. Continuing to use the Service after that means you accept it.
